A Well Planned Site!

Perhaps one of the most advantageous attributes of the Pocono Manor Resort & Casino is its incomparable location, most notably, the highway frontage. Situated at the intersections of Routes 380, 940 and 314, the project offers indisputably better accessibility that provided on any other casino application we have seen. To further reduce impacts, the site is wrapped by a new 18-hole championship golf course, creating a wide landscape buffer to the site. At the center of the project is a 750-room hotel and casino. Design considerations were taken into account from the planning’s inception to allow for future expansion to 5,000 slot machines and 1,750 hotel rooms. Parking is accommodated through both surface and multi-deck parking garages. The man-made 12-acre lake will be a focal point at the epicenter of the project, with a signature golf hole located on an island in the lake. As indicated in the rendering at left, the resort retail shopping village lies just off the concourse of the casino to the west. This unique village will feature boutiques, galleries, restaurants and retail shops. The village will also entail residential lofts over the retail space, adding further vibrancy to the village. The golf villas adjoin the golf course and the resort retail village.

The elements will have a combined property value of just under $800,000,000. This project will, without question, represent the largest resort destination in northeastern Pennsylvania and virtually all of the east coast. Drawing over 3.7 million visitors to the region, the Pocono Manor Resort Casino will form an economic catalyst of unrivaled and unprecedented proportion.

Retail
The project will allow the Pocono Valley region to flourish as a haven for retail businesses not only by generating additional tax revenues and employment from within the project, but also by allowing the resort’s brand to build a strong retailing posture for the entire area. This will be achieved by fostering greater visitation to the region, and offering consumers more choices in shopping opportunities.

Tourism
The project stands to greatly energize the tourism industry of the region. Management would leverage the area’s tourism infrastructure and natural beauty, working with other businesses to drive additional year-round visitation for an expanded market produced by the Pocono Manor Resort & Casino’s gaming and non-gaming amenities. Additionally, the project would maximize revenues emanating from other states because of its direct highway access. Thanks to the absence of affiliated properties in other states, the project will retain more dollars for Pennsylvania by not inducing residents to visit out-of-state resort facilities.

Marketing
The project would generate new marketing dollars beneficial to both the Pocono Region and Pennsylvania as a whole. With an additional annual revenue base of approximately $800,000, the Pocono Mountains Vacation Bureau would have the necessary resources to produce a more effective and far-reaching marketing campaign.
